Many CAFM solutions are "BIM" compatible, however, in fact there are two significantly different practices.
  • Most of them are capable of reading IFC models normally created by BIM, thought additional features can not be considered as BIM compatible one.
  • Only few systems are able to manage those functions that meet the expectations required in a BIM model.
The reason is that standardization has not taken place yet, only some general BIM descriptions refer to it.

BIM feasibility model

Using BIM enable that instead of multiple feasibility documentation, facility operators have access to the requested data in a single BIM implementation model.
In order to take adventge from BIM, the contractor have to know in whic form the hand over shall be done at the end of the contstruction.
  • How detailed the model should be?
  • How the logbook data should be entered into the system?
  • Does Bim model include any maintennce concept?

A comprehensive understanding of BIM, including the interpretation and use of model data, is essential to increase the efficiency of BIM-based operations. It is important to understand integration with CAFM systems so that building data can be used in real time to plan and implement maintenance. Confident use of digital tools and software is key to extracting and visualising accurate data. Finally, change management skills and a willingness to work as part of a team are essential to the success of implementing and maintaining a BIM-based operation.
